I'm a jaded former gym owner.
I have a career that is separate from climbing. I do not want to run a gym.
I'm relocating to a more climber friendly town that's small (about 3k) but more climbers / skiers / mountaineers per capita. (Mt Shasta, CA).
Like my former gym, I want a place where climbers can hang, and I can get stronger, meet people and help others with their goals. Different than my former gym. I want it not to be commercial, nor open to the general public and to skirt insurance costs.
Should I just build a big home gym or does someone have a better idea?

I had a similar thought, and was doing a quick (and not yet successful) search for existing climbing cooperatives. It's hard to envision a large home gym that you wouldn't end up 'managing' in one way or another. With a small group of friends it may be a non-issue. It's also something I could see getting out of hand, with people that want to be at your place all the time, random people turning up, etc.
I like the idea of having a dedicated space that's accessible to members at any hour. That's certainly not something I'd want to have at home, but it would be excellent to have nearby. Low monthly dues could cover rental space (unless someone has space they want to make available), construction, purchase of holds, etc. Maybe sweat equity could offset cash dues in some cases. Some may have more free income and less time to put in.
I won't pretend to know the legalities of running a co-op, if you would need insurance, etc. I'm sure existing co-ops would be happy to share their experience.

I have a gym like that for the last 10 years. I only give a key for 20.00 a month to selected individuals. The selection is to be a responsible climbers. People that we know who will take care of the place and pay. Since the monthly rent is only 180.00 and includes utility not too many keys are out. I like to keep it at 8 keys at any particular time. If someone else wants to join they have to wait for a key to be available or go with someone that has a key and pay the 5.00 daily fee. This is all in the honor system and so far so good.

hey man,
im a fairly new climber, just started in september, but i was lucky enough to stumble on a co-op in my area, and its amazing. I get to learn from amazing guys, and the attitude is awesome because everyone wants to be there simply to help out. i'd say go the co-op route, its a great place to be.

Insurance is going to be an issue either way.

Someone needs to do this in Durango. We recently lost our gym and while most of us prefer to climb outside as much as possible, there are just days and evenings when that can't happen. Great idea.
