If you had to do "countless hours" of research to realize that starting a small business is hard work, I humbly suggest you are a bit short on experience. Get some more experience in the business world then revisit this. Also, you're going to need 10-20% capital saved to get a commercial loan, if you can get one at all in this economic climate. Not trying to be a downer, just harsh reality.
does anybody how much traffic is need in order to be profitable? Im in southern Utah and yes, you can climb outdoors 9 months out of the year, but many prospective climbers dont hit the cliffs due to their own inexperience. Thats where me and my gym come into play, a controlled climbing enviroment. Along with all the birthday parties, corporate team-builder programs, and others, I'll do just fine, I feel the the outdoor scene will be more of a help than a hinderance.
I'd also offer training and guide service. My $.02, but you've probably thought of that.

Well have any climbing gym opened up in southern Utah since 2005? That might hint at the answer.

I don't live in Utah, and to be honest, I don't need to know bad enough to research it.

quick googling shows that there is no climbing gym in St. George, Utah, which is the only city in Southern Utah here anyone would even consider building one.

I can't imagine all the costs and maintenance that must go into opening one up...Keep us posted on your progress though.

Does anybody have any insight into the annualized gross revenue of large climbing gym in a mid-sized city, say @ 100,000 people?

Yes, but good luck getting someone to share it with you. Most climbing gyms are not publicly traded, so we don't need to share our profits with you.

I can tell you that my mid sized gym in a city with 140,000 is doing better than breaking even but not by much. We've owned it for 3 years now and have turned it around pretty well. Everything depends where you are and how you do it.
